A building code, zoning, and standards library you can question in plain language
Phak AI's building code and standards library brings the building codes, zoning rules, EIA requirements, and factory standards your firm uses into one place. Engineers, architects, and project consultants ask in Thai and get answers that cite the document and section, so no one has to search from scratch on every project. Interpretation and certification remain the job of qualified experts.
Can we build a warehouse on land in zone K.2 under this zoning plan? What conditions apply?
I found three relevant clauses on building type, size, and setbacks. Summary with references below.
Source: Comprehensive zoning plan (sample), Chapter 2, Clause 8Checked against the original. It matches. Sending to the client with the references attached.
Why building code research eats time on every project
Starting over every time
Each project means opening the same building codes, zoning rules, and standards again and hunting for the relevant clauses by hand.
Many versions in many places
Ministerial regulations, local ordinances, and factory standards sit on individual laptops. No one is sure which version is current.
Knowledge sits with senior engineers
Only a few people remember which clause covers what. Newer staff have to wait to ask.
Clients want answers before they decide
Factory owners want to know what they can build on a plot. The team needs to answer fast, with references.
How the building code and standards library works
Collect the documents you use
Add the building codes, zoning rules, EIA requirements, and factory standards you rely on to the knowledge base, or sync them from Google Drive.
Organize boards and permissions
Group documents into boards such as building codes, zoning, and environment, and set who sees what based on role.
Ask in Thai
Engineers and consultants type questions on the web or in LINE, the way they would ask a colleague. No need to guess keywords.
Get answers that cite the section
The assistant summarizes the relevant clauses and names the document and section, so the team can check the original. This approach is called RAG.
Experts interpret
The assistant searches and summarizes. Engineers or legal advisors interpret the rules and advise the client.
Questions teams ask the building code library
What we measure for the building code library
Indicators agreed when you start and measured with your own numbers.
- Time to first reply on land use and building questions
- Share of questions closed without waiting for a senior engineer
- Number of calls that reach an engineer
- Missing documents revealed by questions the library could not answer
Clear boundaries
What Phak AI does
- Phak AI keeps building codes, zoning, EIA rules, and standards in one library
- Phak AI answers questions in Thai and cites the document and section
- Phak AI applies role-based permissions and logs every question
What it does not do
- It is not legal advice and does not interpret rules for your experts
- It does not file building permit applications
- It does not review drawings for engineers and is not an engineering certification
- It does not answer from the open internet, only from documents in the library
Frequently asked questions
When the law changes, does the library update itself?
The library answers from documents your firm adds. When a new version comes out, the team uploads or syncs it. The assistant names the document it used every time, so you can see which version it cited.
Can the AI cite the wrong section?
The assistant always names the document and section so the team can check the original. If the information is not in the library, it does not guess, and anything sent to clients is still reviewed by an expert.
What kinds of documents can we add?
PDF, Word, Excel, images, and web links, or sync from Google Drive and Microsoft 365. For project files that contain personal data, personal information can be masked when PDFs are imported.
Can clients ask zoning questions themselves?
We suggest the internal team uses it first. Once answers are reliably checked, the front-line assistant on LINE OA can handle basic questions. Anything that needs interpretation still goes to an engineer.
